| The
Crossroads Incubator Corporation (CIC), an affiliate of the
Fulton County Economic Development Corporation, offers construction
and real estate management services to both existing and new
developments. CIC currently manages assets with a combined
total value of approximately $100 million.
CIC's management
responsibilities include the administration of lease agreements,
property maintenance, budgets, replacement reserve accounts,
financing, capital improvements, rental invoicing, and debt
service programs. |

Wal*Mart
Warehouse and Distribution Center- On April
19, 2000, Fulton County celebrated the Grand Opening of the
new 868,000 sq. ft. Wal*Mart Distribution Center, which comprises
474,000 sq. ft. dry goods storage, 366,000 sq. ft. refrigeration
and freezer storage, and 28,000 sq. ft. office space. In 1995,
the company worked with FCEDC to construct Wal*Mart's return
center, located in Johnstown Industrial Park. The success
of that project encouraged Wal*Mart to chose Fulton County
once again-this time for its Distribution Center, from which
it ships all its grocery products to Supercenters and Sam's
Clubs in the Northeast.

The Wal*Mart capital
investment in Fulton County includes $70 million in facilities and
equipment. Wal*Mart employs nearly 700 in 2003.

Adaptive
Reuse- The Johnstown Hotel has been a significant
landmark in the city of Johnstown since the "Roaring Twenties".
The building fell into disrepair in the early 1990's and was headed
toward demolition. However, in 2000, Crossroads Incubator Corporation,
an affiliate of the Fulton County EDC, purchased the facility and
began an almost two year renovation. This $3 million rehabilitation
transformed the old hotel into a "new" state-of-the-art,
fully "intelligent", multi-tenant office facility, located
in the heart of the downtown district. This project illustrates
the adaptability of older, existing facilities being restored to
meet the business demands of
the 21st century.

Manufacturer
of Medical Devices- A new 25,000 sq. ft. state-of-the-art
office/research and development/laboratory/manufacturing facility
for Epimed International,
Inc. has been constructed. Epimed, a Texas-based medical device
company, manufactures devices such as high-tech catheters designed
to deliver drugs to victims of spinal cord injuries. The company
has grown from six employees in 1990 to more than 30 in 2001, and
increases its business by about 30 percent annually.
Cheese Manufacturing
Plant- A new 40,000 sq. ft. cheese manufacturing plant
for
domestic and international markets was developed and constructed
in the Johnstown Industrial Park. Euphrates Inc., established by
a family-owned Turkish company with generations of experience in
the production and marketing of Feta Cheese.
Window Manufacturer
- The construction of a 115,600 sq. ft. manufacturing/office facility
for Pioneer Window Manufacturing Corp. in the Johnstown Industrial
Park represented a $5 million capital investment in Fulton County.
An established Fulton County business since 1995, Pioneer Windows
required a larger facility due to an increased demand for its quality
architectural windows. Pioneer Windows employs approximately 250
associates. This number will be increasing as Pioneer has initiated
plans to develop a 50,500 sq. ft. addition to their existing facility.
Textiles Manufacturer-
CIC renovated a 60,000 sq. ft. portion of the former Karg Brothers
Tannery for lease to M & L Fabrics. This project -a good example
of CIC's involvement in the adaptive reuse of an abandoned facility-represents
a capital investment of almost $1 million.
